The way to get such 'an edge' in difficult market conditions is for buyers to start advertising what they are looking for, and for sellers to contact them direct.

To all potential sellers:

1. By replying to one of these adverts yourself, and finding a potential buyer for your house, you will of course, start feeling more enthusiastic about looking for a new property for yourself; especially as you won't have to pay agent's commission, having found your own buyer (or tenant).

2. An advantage for sellers not advertising their house to be sold is that NO EPC has to be purchased when finding a buyer direct and not marketing their property.

3. However, we recommend you to also advertise your house here on Property Match yourself, and then you’d only be liable pay agents commission if a previously appointed agent was the one to introduce the buyer to you.

4. As a seller your can also place a 'What you are looking for' advert at Property-Match to help speed up your move.

Using these methods buyers and sellers can both gain, by getting the property they each want, without either of them having to pay estate agent's percentages in the process. That’s good, because these fees are generally believed to be excessive, for the amount of work and expertise offered. No wonder they don’t like the idea!

This is a massive step forward in the way that suitable property can be located. It increases the chances of you finding the type of property you require, in exactly your preferred location(s).

All this can now be done, without the costly involvement of either estate agents or search agents.

How does this work?

It is now accepted that most people looking, whether buying or renting as well as those about to advertise a house (vendors and landlords) tend to look online.

If you use Property-Match to display a 'Looking' advertisement, vendors will see first-hand what you are currently looking for.

Since what vendors are about to sell or let will compare with what you are looking for, those vendors can contact you to invite you to view their property direct.

Why don’t estate agents do this? Primarily because they only act for vendors (and not buyers) and secondly because there is not much money in it for them!
