To all sellers: By replying to one of these adverts and finding a potential buyer, you will of course, start feeling more enthusiastic about looking for a property for yourself; especially as you won't have to pay agent's commission; having found your own buyer (or tenant).

As you'll know you’ll normally only be liable pay agents commission on what you are selling if the agent was the first to introduce the buyer to you.  This is set out in the usual form of estate agency contract if you signed one.

This is a massive step forward in the way that suitable property can be located.  It increases the chances of you finding the type of property you require, in exactly your preferred location(s).

All this can now be done, without the costly involvement of either estate agents or search agents.

How does this work?

It is now accepted that most people looking, whether buying or renting as well as those about to advertise a house (vendors and landlords) tend to look online.

If you use Property-Match to display a 'Looking' advertisement, vendors will see first-hand what you are currently looking for.

Since what vendors are about to sell or let will compare with what you are looking for, those vendors can contact you to invite you to view their property direct.

If you register what you are looking for, you will literally double the chance of finding that extra special house currently available, since not only can you continue searching, as at present, but also vendors can contact you direct too.

You can specify that no agents should contact you (thats the default position), then only sellers or landlords should phone you.

Agents please be warned, we do monitor the web site for any abuse by estate agents.

This facility saves both buyers and sellers a great deal of wasted effort, by quickly bringing them together and significantly increases the chances of them successfully locating each other.

Why don’t estate agents do this?  Primarily because they only act for vendors (and not buyers) and secondly because there is not much money in it for them!
