To get started order an independent valuation of your house. Doing this would give you a good idea of what actual sale prices are, for your type of property currently.

You need to purchase what is called an “Instant Valuation Report”.
If you have carried out specific improvements to your house, which add extra value to it, these may of course, be added to the valuation figure provided (as well as a small increment of up to 10% to provide room for negotiation with prospective buyers).
If you have done this, we suggest you state on the first line of your advert:
"This asking price is based on Land Registry house price data."
Once you have prospective purchasers or tenants willing to make you offers; follow our Sellers Checklist as a guide when selling; or our Lettings Checklist as a guide if you are letting.
We do advise that you need to have your EPC ready when placing your house advert with us. It’s a European Union directive (a green initiative).
