HIPs are currently suspended, so they are no longer required. Great, you may say, but have you got your energy performance certificate (EPC)?
If not, you'll still need one but we can arrange this for you.
You need to obtain an EPC, before placing your house advert with us. You can get a quote and place an order simultaneously, using the link on the left of this page. This is a European Union directive in relation to emissions reduction targets, made under the Kyoto Agreement.
Photos:
The photos you upload need to be a minimum of 300 pixels in width, (except for the last one of the 5 extra ones), which should be 700 or more pixels width. We will be re-sizing them all. If you send gigantic photos though, it may clog up the processors!

Those of you who want to show these in your adverts too, simply email us with your ad. ref. and the URL of the clip. We’ll embed the link in your advert, and advise you its in.

Stamp duty used to be paid by buyers on houses costing between £125,000 and £250,000 at a rate of 1% of the purchase price.
However, this is currently suspended until 24 March 2012.
If you sell for more than £250,000 the buyer will need to fund a 3% stamp duty payment, more if the price is over £500.000. See Asking Price for more details.

Arranging your viewings:
Before a first house viewing is arranged, you are advised to ask the enquirer to provide the following information for security purposes:
Their name, present address and a contact telephone number.
They should also be asked to bring confirmation of their present address in the form of a recent utility bill or a bank statement, to be shown before the viewing commences.
If the applicant says they will be unable to produce such information, you should request them to bring identification in the form of a passport, a driving licence or their National Insurance details.
Take a careful note of all this, before letting them start viewing.
Remember, without an agent doing these things for you, you are potentially vulnerable to fraud, so we advise you to be prepared to obtain this information from each viewer and to keep a careful record.
All genuine viewers should be happy to comply (assuming they have nothing to hide). After all, they are strangers that you are about to invite into your property and they have just applied to do this through the Internet.
When arranging for viewers to visit your property, we also suggest that you get a couple of friends to help by showing the viewers around the property (though you could still accompany your friend if you prefer, of course).
They could follow each viewing up by asking what the viewer thought about the house, either at the time, or a short while afterwards.
This not only helps to keep the viewing experience more relaxed but is also the safest method to conduct house viewings.
You'll also get more accurate feedback about what you are selling or letting, including information about the price, condition, etc. Offers from viewers could be made to your friend, if preferred.

You need to have your EPC ready when placing your house advert.

Property Misdescriptions Act 1991:
Estate agents placing property advertisements fall under the Property Misdescriptions Act 1991. If a false or misleading statement is made about a property, the person making it shall be guilty of an offence. On conviction, a fine may be payable in the Magistrates Court. A statement (or photograph) may be considered misleading, if what a reasonable person may be expected to infer from it (or from any omission from it), is false.
The Act does not apply to statements made directly by private individuals to prospective purchasers, However, Trading Standards do still monitor them under the Trade Descriptions Act 1968, so please be careful to give a full and fair description of your property.
